Bhutan Post Building to Be Transformed into Mixed-Use Urban Hub in Gelephu
The Gelephu Mindfulness City Authority (GMCA) has begun a major USD 2 million renovation of the Bhutan Post building to transform it into a sustainable, mixed-use space. This marks GMCA’s first redevelopment project in the old Gelephu town area, blending traditional Bhutanese design with modern infrastructure. The five-storey building will feature galleries, office spaces, and visitor facilities, reflecting the city’s vision for mindful urban living.
The Gelephu Mindfulness City Authority (GMCA) has commenced a major renovation of the newly constructed Bhutan Post building in Gelephu. Acquired to be repurposed for mixed-use, this marks GMCA’s first renovation project within the old Gelephu town area as part of its broader city transformation under the master plan.
Timeline and Budget
The five-month renovation, tendered at approximately USD 2 million (Nu 172.6 million), officially began on 4 August following the purification ritual (Lhabsang) held on 2 August. The project is slated for completion by the end of the year.
Heritage Meets Innovation
Dorji Yangki, Managing Director of the GMC Governor’s Office and project director, shared that the revamped building will enrich Gelephu’s urban identity. “The revamped building will make an exciting addition to Gelephu’s urban landscape with its unique fusion of heritage and innovation.”
The project blends sustainable architectural elements with modern interiors and cutting-edge infrastructure—including advanced mechanical, electrical, and plumbing systems, interior furnishings, ICT, fire safety systems, smart boards, and efficient cooling solutions.
Future Renovations Under Consideration
When asked about the possibility of further renovations in Gelephu to align with GMC’s design principles, Dorji Yangki responded that the matter is still under discussion and updates will be shared once decisions are finalised.
Led by Regional and International Experts
The renovation is overseen by GMCA CEO Liew Mun Leong via the City Development Office. Project management is entrusted to Magnolia Quality Development Corporation Limited (MQDC), a prominent Thai property developer known for its sustainable and innovative developments such as The Forestias and WHIZDOM 101.
Multi-Purpose Design and Use
The five-storey building has been planned as a mixed-use space, although it will not serve as the GMCA headquarters. The ground floor is designed to highlight the GMC’s vision, with gallery spaces, a souvenir shop, a reception lobby, a meeting room, and a well-designed restaurant catering to both locals and tourists.
The first and second floors will offer office spaces for rent, suitable for firms and organisations. A spacious basement will provide parking facilities.
The fourth floor will feature modern office spaces with a capacity of up to 160 people. It will include meeting rooms, quiet pods, a lounge, and a coffee pantry. “These spaces may also be available for rent to companies and professionals looking for a dynamic work environment,” said the project director.
Locally Driven Collaboration
The building’s architectural design was led by RADArchitects and Gandhara Designs in Thimphu, while renovation work is being executed by Phuensum Builders. The project was awarded through a transparent and competitive Design-Build process, with local Bhutanese companies taking the lead.
